These Terms & Conditions (“T&Cs”) set out the basis on which Time 2 Sell Estate Agents (“Time 2 Sell”, “we”, “us”) provides property services.
By using our website, instructing our services, registering as a buyer, attending viewings, or submitting an offer, you agree to these T&Cs.
2. About Us
Time 2 Sell Estate Agents is a residential estate agency operating across Greater Glasgow and surrounding areas, providing a personal, end-to-end property sales service.
3. Our Role
We act as the selling agent on behalf of property owners (the “Seller”).
We introduce buyers to properties, arrange viewings, and manage negotiations between buyer and seller.
We do not act on behalf of buyers unless agreed separately in writing.
4. Services to Sellers
We provide property marketing, accompanied viewings, negotiation, and sales progression.
A dedicated agent will manage the sale from valuation through to completion.
Full details of services and fees will be agreed in writing prior to instruction.
5. Services to Buyers
We assist buyers by introducing properties, arranging viewings, and communicating offers to sellers.
We do not provide financial, legal, or surveying advice and recommend seeking independent professional guidance.
6. Client & Buyer Responsibilities
You agree to:
Provide accurate and truthful information at all times
Notify us of any changes to your circumstances
Provide proof of identity and funding when requested
Conduct yourself respectfully during all interactions and viewings
Sellers are responsible for ensuring property information provided is accurate to the best of their knowledge.
7. Viewings & Access
Viewings are arranged by appointment only.
Where Time 2 Sell conducts viewings, we will take reasonable care when accessing and presenting the property.
Sellers remain responsible for the safety, security, and condition of their property.
8. Offers & Negotiation
All offers must be submitted through Time 2 Sell and will be communicated promptly to the seller.
Submitting an offer does not guarantee acceptance. The seller reserves the right to accept, reject, or withdraw at any time.
9. Fees & Payment
Fees for sellers will be agreed in writing prior to instruction and are typically payable upon successful completion of the sale.
Buyers are not normally charged fees unless agreed in writing.
All parties are responsible for their own legal, mortgage, survey, and related costs.
10. Compliance & Regulation
Time 2 Sell complies with all relevant legislation, including Anti-Money Laundering Regulations.
We may require identification and proof of funds before progressing a transaction.
We are members of a recognised Property Redress Scheme.
11. Property Information
All property descriptions, measurements, and images are provided in good faith and for guidance only.
They should not be relied upon as statements of fact, and all parties should carry out their own due diligence.
12. Marketing & Communication
By registering with Time 2 Sell, you consent to being contacted regarding properties and services that may be of interest.
You may opt out of marketing communications at any time.
13. Liability
Time 2 Sell shall not be liable for any loss, damage, or costs arising from:
Reliance on property information
Withdrawal of a property from the market
Decisions made by buyers or sellers
Nothing in these terms excludes liability where it would be unlawful to do so.
14. Data Protection
We comply with UK GDPR and applicable data protection laws.
Personal data will be processed only as necessary for property transactions and communication, and will not be shared without consent unless required by law.
15. Termination
We reserve the right to withdraw services where any party acts dishonestly, unlawfully, or in breach of these T&Cs.
Clients and buyers may withdraw at any time, subject to any agreed contractual obligations.
16. Governing Law
These Terms & Conditions are governed by the laws of Scotland.
Any disputes shall be subject to the jurisdiction of the Scottish courts.
