How to maximise your sale price

All property sellers want to maximise their profit but how do you achieve the best price for your property ? Below you will find some easy to implement improvements you can make to your home that will help you to maximise your return and achieve the highest possible sale price.

De-clutter –

Decluttering your home before selling it is a great way to make it more appealing to potential buyers. A cluttered home can make the space look smaller and less usable, which can be a turn-off for buyers. 

The appearance of your home is a major factor in how quickly your home will sell and for how much. Potential buyers are looking for a home they can see themselves living in, a home that is well organised and has plenty of storage space. 

De-personalise your home –

Depersonalising involves creating a home that appeals to and is inviting to a wide range of potential buyers.  The ultimate goal is to help the potential buyer visualise themselves in the house you are selling. To effectively entice buyers, you want to remove anything in your house that is personal to you (such as family photos and personal collections) that would not appeal to another person. Keep your toiletries out of sight keeping toothbrushes and shampoo bottles under the sink and cleaning products hidden from view.

You should also remove anything that is potentially controversial or divisive such as political or religious items.

Resolve any maintenance issues

To make the home as attractive as possible to as many buyers as possible you must make sure all the maintenance issues are sorted. 

If there is a tear in the carpet, replace the carpet.  If there is a crack in a tile, replace the tile.  

Complete any paint touch ups if there’s anything looking dull. 

Get the garden looking neat and tidy, or the stairwell of a flat looking clean.  This is the first impression a buyer gets when they arrive for a viewing.  You need to make sure the first impression is a good one, otherwise it may be the last.
